Sited alongside the Dulles Greenway, this Hi-Density Mixed-Use Masterplan was designed to create an urban, yet pedestrian-friendly environment. The intermix of multi-level Office, Retail, Hotel, and wood framed Residential buildings were enhanced by a tree lined vehicle corridor that subdivides the site, but still allows for pedestrian green space access. The 142 Acre site was planned for eight 5-7 Story Office Buildings (totaling 1,988,00 sf), seven 4 Story Residential Structures (totaling 1,761 units or 1,160,00 sf), a Hotel (totaling 974,436 sf), and ten integrated or free-standing Garage structures.
